Hi to Any Phoenix Area Groopie!

I am in desparate need of info.  We are seriously looking at buying a home in the Phoenix area to rent to my sister who recently moved there for her job.  We cannot afford the high rent districts like Scottsdale and Cave Creek.  

 

What areas should we avoid?  We found what looks like a nice house a block away from Desert West Park.  It looks nice, as does the community center and also the house is not farm from a YMCA.  Is that area OK?  What about Glendale?  We also found a couple houses that are sort of in line with North 35th  between Thomas and Northern.  Help!
